What is Softwashing?
Soft washing is a safe and very effective low pressure cleaning and sanitizing method, for both domestic and commercial properties. It uses purpose built low pressure equipment that will effectively clean, and sanitize exterior surfaces with a variety of eco-friendly chemicals. Soft washing chemicals can be applied at the correct blends and ratios for quick and lasting effects on most surfaces to include.

Each individual surface with distinct contaminants requires a tailored soft washing solution for best results. Our solution is mixed on site for optimal results for the task required. This way we customise our approach to maximise the results whilst also achieving cost effectiveness.
Soft washing targets the organic growth behind discoloration and staining. Most of the dirt on properties is a living organic bio film or carbon deposit. Weather, pollution and the environment can cause significant damage to the surface/render on your building, with moss growth, algae and pollution build up causing serious damage if left untreated.
Soft washing will kill the spores and treat unwanted biological growth of fungus, moss, red and green algae, bacteria, lichen, pollen, mould and other forms of growth on the target surface. The chemicals are Eco-friendly and do not “bio accumulate”, meaning they break down rapidly on contact with soil to give it a very low environmental footprint. The work area is rinsed unless a residual biocide is applied and once dry is perfectly safe for children and pets etc.
Our machines work at 145psi maximum which about the same as a household tap, unlike our pressure washer which is about 4000psi. This means there is no damage to delicate surfaces or pointing. Using a high pressure washer on render or such surfaces can cause tremendous damage opening up the surface to create a further
more porous surface for additional colonisation of algae etc and often striping of the surface. We can reach high elevations up to 10 metres using full carbon fibre water fed poles, with either nozzles or brushes fitted. Above that height we have access to platforms or cherry pickers should we need them.

Once finished we can also apply a residual biocide which can keep working along with the British weather to provide a long term clean. This means it can keep surfaces clean for up to 5 years following treatment, dependant on weather conditions and position of property.
AlgoClear® Pro SoftClean
AlgoClear Pro is a high purity quaternary ammonium. It is a biocide working by contact with microbial life. It will act on small organisms by puncturing their cell walls. Its concentration is 40%. High Purity means the product does not contain solvents and will not affect silicone additives / sealants / coatings found in modern construction products. AlgoClear Pro is recommended by K Rend. AlgoClear Pro is surfactant: It is a powerful soap. The product foam on impact at low concentration. It will, when brushed and rinsed, remove grime from a surface as well as sanitising it.
Algoclear Pro does not contain aggressive or oxidising agents such as bleach, acid, lye etc. and is neither corrosive, nor bleaching.
MetaClear is a non penetrating gel formulated for removing black discolouration from render and masonry without impregnation. Brush on and rinse, the gel is fast acting and low odour.
MetaClear lubricates the brush and limits the risk of surface abrasion. The detergency is achieved through the action of sodium hypochlorite and the sequestration of impurities in the gel.
MetaClear is used before or after the AlgoClear treatment. If the surface is too contaminated, it is preferable to open the pores first and soak the render after. In many other instances, the AlgoClear treatment is carried out first and the remaining marks either left to recede naturally, or removed with MetaClear.
The delivery system consists in pumping the MetaClear up a pole into a brush. The product is then rinsed.
PASMA stands for Prefabricated Access Suppliers and Manufacturers Association. The Standard PASMA training course is the Tower For Users, which is a 1 day course and is valid for 5 years. This course now includes the standard 3T scaffold tower and the AGR (Advanced Guard Rail) system. We are PASMA qualified.
Algae on render can come in different forms and react differently to soft washing depending on the chemical used. Green stains can be gone within an hour, red will turn pink and disappear in 4-24 hours. Black staining will lighten to grey and continue to disappear over time, however we advised often applying a residual biocide to continue the cleaning process.

Block Paving and Patios
Soft washing on block paving or patios gives excellent results quickly. Paving of any kind can pick up unsightly marks, that become dangerously slippery with algae and lichen. Soft washing can remove this with no damage to old or fragile pointing that can occur over time. Pressure washing will often damage the pointing between slabs and remove the sand from block paving, which will need to be replaced at further cost. Low pressure soft washing will effectively clean the surface removing stains that pressure washing will not touch. The lichen will die and fade to a white if there is any present. This will then lose its adhesion and simply come off over a short period of time.
Soft washing a roof will kill the moss, lichen and containments to bring the colour back to almost new. Depending on what chemicals are used, it can achieve quicker results than others. The soft washing will kill the moss, once dead the moss loses its adhesion and can then be rinsed away. The British weather will take care of any leftover dead moss over the next few months. Removing the moss first if excessive then applying the soft wash will give you the best results and stop rapid re-growth of moss for many years to come.
Soft washing on cladding, be it domestic or industrial, rather than pressure washing means a better, more long lasting clean. This practise has been very popular in the US for many years, and is now available here. It has been a great success and the go to approach for cleaning cladding.
Cleaning cladding regularly will ensure that it maintains its weatherproofing, appearance and avoid the build-up of organic staining, which can detract from the buildings appearance. If the build of organic matter is allowed to continue, over time it will damage the surface and lose its ability to remain water tight and weather proof. Cladding is available in many forms and finishes such as aluminium, composite, stainless steel, glass, wood, laminate finishes, concrete and plastic (upvc). We are able to clean all of the above.
Artificial tennis courts
Regular maintenance will improve drainage, improve aesthetic appearance, reduce slippage injuries, provide a safe surface to play on and extend the life of the court.
To achieve this, regular maintenance needs to be adhered to. This will change from court to court depending on the surface and positioning of the court in relation to trees etc. Trees provide a wind break but should not be allowed to cause excessive build-up of leaves and create too much shade that it becomes dangerous. Tarmac courts which are left to disrepair can crack or cause fretting. This is when the debris builds up, causing poor drainage, puddling water which when freezes will then cause the surface to crack and the surface become loose.
Wooden features such as decking and fencing are a great contribution to the exterior appearance of your property. Timber is a solid structure that has been used for construction as long as the Earth has been around. Often we use treated timber to make our structures last longer. However, timber that is exposed to the outdoor elements constantly will become damaged, moulded, dirty and mildewed. This can cause the timber to rot faster and become slippery and dangerous if on ground level
An assessment of the type of timber and its location will determine the correct blend or indeed chemical to be used. This will ensure no damage to the structure of the timber. High pressure will often damage the fibres of the timber and increase the ageing effect and reduce weather resistance. Sometimes a very light pass at low pressure may be used to remove a heavy build up before the soft washing.
Pressure washing is using high pressure water to remove dirt, mould, algae, lichen, moss, and other contaminants from the surface. It does have a place in cleaning as it will give you quick results that look good, however, they may last for a short period of time, or when used incorrectly do irreparable damage. We offer pressure washing when we think it is suitable or sometimes it is used in conjunction with soft washing when needed.
